Rent Collection Case Study
We were instructed to attended a property in Swindon, with the intention of levying assets for outstanding rent. When our bailiff arrived the premises were locked with a notice stating that any information required regarding this company was available by contacting the MD via a mobile phone number. Whilst there our bailiff double checked that all doors and windows were locked but found the loading bay shutter was open. As the law states in the landlord and tenants acts as a door was left open, our bailiff has rights to enter. The bailiff did enter the premises, levied on all assets on the premises and then contacted the MD to inform him. The MD did return, signed a walking possession and our clients received the full rent and their associated costs. As a result the company in question ended up falling into liquidation.
